Self-build ‘thriving on housing crisis’

While much of the property sector is suffering as a result of the credit crunch and attendant housing crisis, the self-builders are reportedly thriving.

Linton Chiswick, the owner of residential property blog Rat and Mouse said self-builders are benefiting from not having to turn a profit from their property.

Mr Chiswick notes that self-builders make their own “profit” by moving into the house they want, which costs a lot less than it would on the open market, Citywire reports.

“From a lender’s point of view, and in the current climate, this kind of an enterprise suddenly looks like a relatively safe bet,” he said.

“The protection – or, from a lender’s point of view, the added value – is built right into the build process.”

He added this is the reason why self-builders are able to get loans for their homes, with the market relatively unscathed by the crisis affecting the wider mortgage industry.

Last month, Property Mail suggested that reduced stamp duty and the availability of cheaper pots mean it could be an appropriate time to undertake a self-build venture.

Expert Anna-Marie DeSouza, editor at Build It, explained that in the final days of the year, it is certain that many home improvement fans will be heading to their local DIY stores to pick up goods before the prices increase.

She explained that many will be purchasing more expensive items to get them at a cheaper price than when the cost increases on January 4th 2011.

“If you are likely to be wanting a new bathroom suite or kitchen at some point in the new year, then you may be wise to invest now and save some money,” Ms DeSouza advised.

However, she added that with bigger items it can be important to have somewhere to keep them to avoid damage.

Those looking to give home improvement a try were advised by Jason Orme, editor at Homebuilding & Renovating magazine, that it can often be easier than they may think, as long as they do some background reading first.
